Frequently asked questions
Where does the $135 national median come from?
Realtor.com's Homeowners Association Report and the U.S. Census Bureau's 2024 American Community Survey, both showing a 2025 median monthly HOA fee of $135 -- up from $108 in 2019, roughly a 25% increase over six years.
If my fee is above the median, does that mean I'm being overcharged?
Not necessarily. Location, building age, and amenities (pools, elevators, staffed security) all cause normal, legitimate variation. This tool is a quick comparison, not a final judgment on whether your fee is fair.
Is an 11%+ increase always a red flag?
Not always -- a major repair (roof, repaving, reserve fund catch-up) can justify a bigger jump. But industry surveys found most 2026 boards planning increases kept them under 10%, so an increase above that is statistically less common and worth asking your board about.
Does this cover special assessments?
No. This tool covers only your regular monthly fee and its regular annual increase. A special assessment is a separate, one-time charge and isn't part of this calculation.
