How it works

  1. Enter the home price and your down payment (FHA minimum is 3.5%)
  2. Upfront MIP (1.75% by default) is calculated and financed into the loan balance automatically
  3. See principal & interest, monthly MIP, and your total monthly payment together

Frequently asked questions

What is MIP?

Mortgage Insurance Premium — required on all FHA loans regardless of down payment size, unlike conventional loans where PMI drops off at 20% equity. There's an upfront MIP (typically 1.75% of the loan, usually rolled into the loan balance) and an ongoing monthly MIP.

Why does this only apply to US mortgages?

FHA is a specific US federal program (Federal Housing Administration) — it doesn't have an equivalent in other countries' mortgage systems.
