🇺🇸 US-specific: FHA loans are a US federal mortgage program (insured by the Federal Housing Administration) — this tool doesn't apply outside the US mortgage system.
Enter a positive home price and a down payment of at least 3.5%.
Free FHA loan calculator with both upfront MIP (financed into the loan) and monthly MIP included in the payment — using the 2026 standard rates (1.75% upfront, 0.55% annual) as adjustable defaults.
How it works
- Enter the home price and your down payment (FHA minimum is 3.5%)
- Upfront MIP (1.75% by default) is calculated and financed into the loan balance automatically
- See principal & interest, monthly MIP, and your total monthly payment together
Frequently asked questions
What is MIP?
Mortgage Insurance Premium — required on all FHA loans regardless of down payment size, unlike conventional loans where PMI drops off at 20% equity. There's an upfront MIP (typically 1.75% of the loan, usually rolled into the loan balance) and an ongoing monthly MIP.
Why does this only apply to US mortgages?
FHA is a specific US federal program (Federal Housing Administration) — it doesn't have an equivalent in other countries' mortgage systems.
