Frequently asked questions

Why is my payment higher than a basic loan calculator shows?

Most basic calculators only show principal and interest. Your actual monthly payment (PITI) also includes property tax, home insurance, and — if your down payment is under 20% — PMI. This calculator shows all of them broken out.

When does PMI go away?

PMI (private mortgage insurance) is typically required until you reach 20% equity in your home, either by paying down the loan or the home's value rising. It's not a permanent cost.
