Frequently asked questions
What's cap rate vs. cash-on-cash return?
Cap rate is annual net operating income divided by the purchase price — it ignores financing, useful for comparing properties on their own merits. Cash-on-cash return is annual cash flow divided by your actual cash invested (the down payment) — it reflects your real return given how the deal is financed.
Why does vacancy rate matter?
No rental sits occupied 100% of the time. Applying a vacancy rate to your rent gives a more realistic effective income than assuming the unit is always rented.
