What is the VA funding fee?
A one-time fee that replaces mortgage insurance on VA loans, since VA loans require no PMI/MIP regardless of down payment. For 2026: first-time use is 2.15% (under 5% down), dropping to 1.5% (5-9.9% down) or 1.25% (10%+ down). Subsequent use is higher at under 5% down (3.3%) but the same at 5%+ down.
Who's exempt from the funding fee?
Veterans with a service-connected disability rating, Purple Heart recipients on active duty, and certain qualifying surviving spouses don't pay the funding fee at all.
